How a Sidewalk Shed Installation Works

A sidewalk shed generally requires a DOB permit before anyone erects it, and the application goes through DOB NOW: Build. We handle the filing and installation as one job. For what a shed is and when the Code calls for one, see sidewalk sheds in NYC.

Step What Happens What We Need From You
1. Site Visit We measure the frontage, check the facade and sidewalk, and record why the shed is going up. Address, site contact, reason
2. Drawings Where the job calls for them, we prepare drawings that match our measurements. Engineer's report, violation notice, or facade findings
3. Filing We submit the application in DOB NOW: Build. Owner and general contractor details
4. Installation Our crew installs the structural framing, overhead protection, pedestrian passage, and lighting your drawings call for. Site access
5. Handover We confirm the finished shed matches the filing and hand it over. Your sign-off

Sidewalk shed filing rules changed in 2026. Permits issued or renewed on or after February 2, 2026 expire every 90 days and no longer auto-renew. Since August 17, 2026, each renewal also requires a progress report on the repair work associated with the shed, along with a $90 progress report fee.

DOB’s new rules also set monthly penalties for certain sheds that stay up beyond 180 days, and DOB can pause them when owners show meaningful repair progress. DOB expects those penalties to begin in early 2027. We ask for your repair schedule at the site visit because DOB now asks for progress information at every renewal. Our sidewalk shed permit filing service handles every step.

When the Shed Has to Go Up Now

An unsafe facade finding, falling material, or a DOB violation puts pedestrian protection first on the job list. For emergency sidewalk shed installation, call (718) 256-2828 at any hour.

Unsafe facade conditions

A facade inspection that flags an unsafe condition leaves the sidewalk below exposed until repairs finish. We install the shed and file alongside it, so protection and paperwork move together.

Falling material

Loose brick, stone, or parapet pieces landing on the sidewalk make the situation urgent. Call us with the address and what fell, and we start the same process.

After a violation

A DOB violation can require pedestrian protection. We handle that filing in the same job. See compliance for violation support.

Installation
  1. You give us the address, the reason, and the frontage length if you know it.
  2. We confirm which DOB filing your job needs.
  3. Our team reaches the site, on average within 2 hours.
  1. Two hours is our average arrival. Installation time depends on the building and the filing, so ask about your site on the call.

Installed to Code: What a Compliant Shed Needs

Building Code Chapter 33 governs pedestrian protection, and we install to it.

Structure and passage

A sidewalk shed typically combines structural framing, overhead protection, a pedestrian passage, and lighting. The configuration depends on the building, the sidewalk, your drawings, and the Code requirements that apply. Spans, heights, and clearances come from those documents, and we work from them on every job.

Lighting and visibility

Lighting runs along the passage so pedestrians can see where they walk after dark. The city’s six proposed designs put more weight on light and visibility, which the next section covers.

Maintenance and inspection

BC 3307.6.5 sets the standards for maintaining and inspecting a shed. The general contractor maintains it, or the contractor doing the work. Where no work is active, the owner does. We install every shed to meet those standards from day one, and our shed inspections after install page covers what follows.

NYC's Proposed Sidewalk Shed Designs

In 2026, DOB proposed rules that would make six new sidewalk shed designs available citywide. Arup and PAU developed the designs, and the proposed rules sit apart from the current sidewalk shed requirements. The public comment period ran through September 24, 2026. The designs remain proposed until DOB completes rulemaking. Read the proposed rule in the City Record.
